✓ Bookings: one row per reservation — check-in, check-out, platform, price per night, cleaning fee, and platform fee. Nights and payout fill in on their own.
✓ Bookings: platform fee is netted out of payout automatically, so you see what you actually keep from Airbnb, VRBO, or a direct booking.
✓ Expenses: log cleaning, bills, repairs, and anything else that costs you money to run the place.
✓ Monthly: occupancy, average daily rate, income, expenses, and profit for every month of the year, with a chart of income against expenses and a chart of occupancy.
✓ Monthly: occupancy assumes every day of the month is available — if you block off days yourself, your real occupancy is a little higher than what's shown.

✓ Type only in the lighter input cells. Formulas are protected: Google Sheets warns you before you change one, and Excel keeps them locked.
✓ Best on a computer for setup. The Google Sheets app works for a quick check on your phone.
✓ The Excel version may look slightly different from the photos (fonts, colors, charts). The photos show Google Sheets. Links between tabs work in Google Sheets.
